8.5% with a fee, or 8.9% with none?

Two banks say yes to your ₹30 lakh home loan for 20 years. One quotes 8.5% and a processing fee of ₹10,000. The other quotes 8.9% and waives the fee. The free one looks better. It isn’t.

At 8.5% the EMI is ₹26,035. At 8.9% it is ₹26,799, about ₹764 more every month. Over 240 months that small gap adds ₹1,83,466 of interest. Take away the ₹10,000 fee and loan A still costs ₹1,73,466 less.

What a small rate gap costs

A fee is paid once. A rate gap is paid every month for 20 years. ₹30 lakh for 20 years, no fee on either side, each rate compared with 8.5%:

RateEMIExtra interest over 20 years
8.5%₹26,035None
8.6%₹26,225₹45,645
8.75%₹26,511₹1,14,390
8.9%₹26,799₹1,83,466
9%₹26,992₹2,29,700
9.5%₹27,964₹4,63,017

Even a 0.1% gap adds ₹45,645, so a fee has to be big before it outweighs the rate. On a small or short loan it can go the other way, so try your own numbers. For one loan’s year-by-year schedule, use the home loan EMI calculator.

A lower EMI that costs ₹9 lakh more

Say Tushar, a school teacher in Bhavnagar, needs ₹25 lakh for a 2BHK near his parents’ house. Loan A is 8.6% for 20 years with a fee of ₹11,800 (₹10,000 plus 18% GST). Loan B is 8.75% for 25 years with no fee, and its EMI is ₹20,554 against ₹21,854. ₹1,300 a month lighter.

But loan B runs five years longer. Its interest comes to ₹36.66 lakh, against ₹27.57 lakh of interest and fee on loan A. Loan A costs ₹9,09,301 less. Put 20 years in both and A is still cheaper, by ₹45,488. Always compare on the same tenure. If that EMI feels tight, check what fits your income on the home loan eligibility calculator.

What to check besides the rate

Processing fee with GST. The fee is often quoted before GST, and 18% GST is added on top. Enter the full amount you’ll pay, like Tushar’s ₹11,800.

Floating or fixed. Most bank home loans are floating and linked to an outside benchmark, usually the RBI repo rate, so your rate moves when it moves. Ask which benchmark it is and how often your rate resets.

Prepayment charges. RBI rules don’t allow any charge for part payment or full closure of a floating-rate loan taken by an individual for a non-business purpose. A fixed-rate loan can, if the sanction letter and loan agreement say so. See what a part payment saves on the home loan prepayment calculator.

Insurance. Some offers add a loan insurance premium to the loan, and it then carries interest too. Ask if it is optional and compare its cost on its own.

Got a balance transfer offer?

The same check works. Put your current loan in loan A: the balance left, today’s rate, the years left and no fee. Put the new lender’s offer in loan B with the same balance and years, plus its processing fee, legal and valuation charges. If B still costs less, the switch is worth a closer look. Your old lender can’t charge for closing a floating-rate home loan in your own name. Tushar can do the same if another lender offers him less than 8.6% a few years from now.

Frequently asked questions

How do I compare two home loan offers?

Compare the total cost, not just the rate or the EMI. That is the interest over the full tenure plus the processing fee and other charges, for the same amount and the same tenure. Enter each offer’s rate, tenure and fee in the calculator to see which one costs less and by how much.

Is a lower rate with a processing fee better than a higher rate with no fee?

On a big, long loan it usually is. On ₹30 lakh for 20 years, 8.5% with a ₹10,000 fee costs ₹1,73,466 less than 8.9% with no fee, because the rate gap is paid every month. On a small or short loan the fee can matter more, so check your own numbers.

How much is the processing fee on a home loan?

Each lender sets its own fee, often a small percentage of the loan or a flat amount, and 18% GST is added on top. Some lenders cut or waive it during offers. The exact figure is in the sanction letter and the Key Facts Statement, so enter that amount, with GST, in the calculator.

Are there prepayment charges on a home loan?

Not on a floating-rate loan taken by an individual for a non-business purpose. RBI rules don’t allow any charge for part payment or full closure of such loans. A fixed-rate loan can carry a charge if the sanction letter and loan agreement say so.

Is the loan with the lower EMI always cheaper?

No. A longer tenure lowers the EMI but adds years of interest. On ₹30 lakh, 8.9% for 25 years has an EMI of ₹24,971 against ₹26,035 for 8.5% over 20 years, but costs ₹12,42,905 more in total. Compare loans on the same tenure.
